What we do
Seven service lines, one chain of custody.
An order moves from inspection through preservation to conveyance without changing systems, so the evidence that supports a claim is the same evidence the field collected.
Property Inspections
AutomatedReads the occupancy station's vacancy indicators against the declared vacancy date and flags the window where Mortgagee Neglect can be argued to have already started.
Vacancy Gap Detector
Property Preservation
AutomatedDecides before dispatch whether a proposed expense needs over-allowable approval, using the published decision table and the state's seasonal schedule.
Allowance Classifier
FHA Conveyance
AutomatedAssesses whether a denial was correct under the guidance in force on the denial date, and drafts the appeal without ever filing it. Two appeals exist per decision and the second is final.
Denial Analyst
Insurance Loss Inspections
AutomatedClassifies observed damage against the published peril table, answers the contingency the table raises from the preservation history, and determines whether the repair is surchargeable and who it bills to.

The platform
One system, four layers.
A property inspected on Monday and conveyed in November is the same record throughout. Nothing is re-keyed, so nothing drifts.
- 01
Field capture
Photos, occupancy indicators and condition notes collected once, at the property, on the crew's phone.
- 02
Order management
Servicer instructions, allowables and due dates resolved against the investor and the state before dispatch.
- 03
Agent layer
Classification, exposure detection and appeal drafting, each governed by a versioned document and gated at every irreversible step.
- 04
Claims and evidence
The conveyance package assembled from the same records the field produced, with the chain intact.
The network
The crews are the company.
Coverage is the constraint in this business, not software. Every hour a contractor spends re-entering the same job in a second system is an hour of capacity lost, and capacity is what a servicer is buying.

Become a vendor
The order arrives ready to work.
Your hours are the one thing in this industry nobody can manufacture. An hour spent re-entering a job in a second system, or driving back for a photo the order did not ask for until after you left, is an hour that never reaches a property.
Both routes are Safeguard’s own. This page is a rebuild of their front door, so it hands you to the vendor desk rather than taking an application it has nowhere to send.
- 01
The scope arrives resolved
Investor guidance, state requirement and allowable are applied to the order before it reaches you. What is approved is on the work order, not in a bulletin you were meant to have read.
- 02
Evidence is checked at the property
The photos and readings the claim will need are listed on the order and verified while you are still standing there. A second trip should be for a second job.
- 03
One surface, accept to close
Accept, document and complete in the same place. Nothing you captured gets re-keyed into a second system after you drive away.
- 04
Your record stays the record
What you documented in March is what supports the conveyance package in November. The file is not rebuilt without you, and it does not come back as a question about a photo you already took.
Industry alerts
A declaration is a work order.
FEMA designates areas, and inside them inspections come due on properties that were not in the queue the day before. The window that work is measured against runs from the incident period rather than from the date the declaration was signed, so both are printed here.

Wind damage and flood damage bill to different policies, and the split is settled from what the inspector photographed rather than from the claim narrative. Orders here arrive as a causation question first.

The guidance changes before the order does.
A declaration lands, an investor revises an allowable, a city changes its registration rule. The work order written the day before is now wrong, and the crew finds out at the denial. Alerts exist to move that discovery earlier.

The form is real, the validation is real, and the submit does nothing on purpose. A confirmation this page cannot honour would make every other number on it worth doubting.
Contact
A solicitation goes to procurement. Everything else goes to a person.
If you are sending an RFP, RFQ or RFI, the form is the right route and it reaches the people who answer them. If there is a property, an order or an invoice behind your question, call. The number is answered by someone who can open the record while you are on it.

Thirty-six years of property history.
Safeguard Properties has served the mortgage field services industry since 1990 from Valley View, Ohio. The record of what was found at a property, and when, is the asset. Everything else is how it gets read.

Standards and affiliations
The rulebooks the work answers to.
Field services is not one standard. Every order is resolved against the investor, the insurer and the municipality before it is dispatched, because the same task at the same address can be allowable under one and a denial under another.
